Workplace Strategy Consultations

When establishing a workforce strategy, TTA studies the hypothetical scenarios involving your telework policy, in terms of number of days required to be in the office, quantities of assigned vs. unassigned desks, directed vs. self-directed days in the office, facility requirements (conferencing and casual collaboration), and touch down areas for hoteling staff.  This information drives the conversation towards making educated decisions on what the hybrid work policy looks like.  

 As such, items that will be discussed include the right balance of telework to solve for employee demand, overall company productivity, effectiveness and innovation impact studies, policy impact, retention and recruiting, and the importance of overall company culture.

 TTA uses several proprietary tools to overcome what can be a complex topic. The Hybrid Workforce Seat Count Calculator is used to demonstrate how many desks are required, based upon the telework policy that is adopted. The Office Space Calculator is utilized to demonstrate in real time how the various hybrid workforce and telework strategies translate into overall square footage required.

Lease Audit & Recovery

At the outset of every transaction, we conduct a comprehensive lease review and historical expense pass-through audit to ensure that the landlord has correctly administered all provisions. Our Lease Audit team also represents clients during landlord negotiations to protect you from avoidable pass-through charges, and performs an annual pass-through expense review to ensure the landlord is fulfilling the lease terms and conditions.

Financial Services & Incentive Procurement

TTA provides detailed financial planning and analysis services to ensure our clients are well-informed on all projected occupancy costs and budgets associated with any office space project. These services include financial modeling, scenario analysis, lease versus purchase analysis, lease administration, construction budget management, and economic incentives procurement.
